South Lombok vs Bali: an honest investment comparison.
The real trade-offs in 2026, where each island wins, and why a growing number of Bali buyers are now looking east. Last updated June 2026.
Should you buy in South Lombok or Bali? In short: Bali is the mature, liquid, higher-priced market with proven rental demand and the easiest path to renting from day one. South Lombok is the earlier-stage, lower-entry market with faster percentage growth, more upside, and more risk. If you want a turnkey, rent-now asset, Bali still leads. If you want tomorrow’s prices today and can be patient, South Lombok is the stronger bet.

Price and entry point
This is the clearest difference. Prime Bali hotspots (Canggu, Uluwatu, Pererenan) have seen years of compounding price growth, and entry tickets are now high. South Lombok is roughly where Bali was over a decade ago. As an indicative guide, well-located land in Kuta Lombok or Selong Belanak runs around USD 20,000 to 60,000 per are (100 m2), while emerging south-coast areas like Are Guling, Gerupuk and Tampah can be USD 8,000 to 25,000 per are. The same budget simply buys more land, and more sea view, in South Lombok.
Rental demand and yield
Bali wins on proven, year-round occupancy and a deep, established tourist and digital-nomad market. South Lombok’s rental market is younger and more seasonal, but tourism is growing fast (Mandalika arrivals were up sharply in 2024) and well-run villas have reported strong gross yields. The honest caveat: South Lombok yield figures are agent-reported and should be pressure-tested with conservative occupancy. Bali is the safer income play today; South Lombok is the higher-growth play.
Infrastructure and access
Bali has the airport, the roads, the hospitals and the amenities of a developed destination, along with the congestion that has pushed many buyers to look elsewhere. South Lombok is less developed but improving quickly: the Mandalika Special Economic Zone, the MotoGP circuit, the new Hyatt Samara resort, and more direct flights are all closing the gap. You trade some convenience today for the upside of being early.
Risk and liquidity
Bali is more liquid; it is easier to resell quickly because the buyer pool is larger. South Lombok is less liquid and more lumpy, so it suits a buyer with a longer horizon. In both markets the single biggest risk is the same, and it is avoidable: weak due diligence. Verify the certificate, confirm zoning, and use an independent notary, wherever you buy.
The legal picture is the same on both islands
Foreigners cannot hold freehold (SHM) directly in Bali or Lombok. The legal routes are identical: leasehold (Hak Sewa), Hak Pakai for a residence, or a PT PMA company holding HGB title for investment and rentals. So which should you choose?
Choose Bali if you want immediate rental income, maximum liquidity, and full amenities, and you are comfortable paying mature-market prices. Choose South Lombok if you want lower entry, larger plots, stronger growth potential, and you can be patient.
