Tampah Beach Land for Sale — Why It Might Be the South Coast's Best Buy

Tampah Reserve: eco-luxury hillside sea-view lots from ~$6,300 per are, direct owner access via Lombok Compass. An honest look at what makes it compelling — and what the risks are.

What Tampah Beach Actually Is

Tampah Beach is one of South Lombok's most beautiful and least developed stretches of coastline — a wild, white-sand beach approximately 15 minutes from Kuta, looking out over the Indian Ocean. It has been generating serious buyer interest for the past two years, driven by the south coast's broader momentum and by the specific character of Tampah itself: pristine, relatively undeveloped, and positioned between two of the coast's most established areas.

Lombok Compass has direct relationships with the landowners and developers behind the two primary Tampah projects. Buyers who come to us for Tampah get direct owner pricing, first pick of plots, and access that is not available through any other channel.

Tampah Reserve — Our Primary Project

Tampah Reserve is our primary Tampah recommendation. It is an eco-luxury development at Tampah Beach — hillside sea-view lots and modern vernacular villas inside a regenerating wildlife sanctuary, minutes from the beach. The development philosophy is sustainability-first: low-impact construction, wildlife habitat restoration, and design that works with the natural landscape rather than against it.

What Tampah Reserve offers

  • Hillside lots with sea views — most plots have Indian Ocean views from elevation
  • Inside a regenerating wildlife sanctuary — the natural asset is being actively protected
  • Modern vernacular villa designs — raw land or completed villa options available
  • Direct owner relationships via Lombok Compass — below-public-list pricing
  • BPN certificate verified on every plot before presentation
  • Independent notary due diligence coordinated by Lombok Compass
  • Foreign ownership: leasehold or PT PMA — specialists available
Pricing

From approximately $6,300 per are (direct owner pricing for Lombok Compass buyers). Indicative — contact us for current availability and pricing. Verify independently.

Why Tampah Reserve Is Compelling

Per-are value

At from ~$6,300 per are with sea views and BPN-verified title, Tampah Reserve represents the most compelling per-are value on the south coast for buyers with a medium-to-long time horizon. Comparable hillside ocean-view plots in Kuta are quoting at $35,000–$45,000+ per are. The pricing differential is significant and reflects the stage of development — not the quality of the land.

Eco-luxury positioning

The market for eco-luxury accommodation in South East Asia is real and growing. Tampah Reserve's positioning inside a regenerating wildlife sanctuary is a genuine differentiator — not a marketing label — and creates a development more likely to attract environmentally conscious, higher-spending guests as Tampah's profile grows.

Direct owner access

Lombok Compass works directly with the Tampah Reserve founders. Buyers who come to us for Tampah get pricing and plot selection not available through other channels. In early-stage markets, the difference between a good plot and a great plot is significant — and the great plots go first to buyers with direct access.

Positioned to benefit from south coast momentum

At 15 minutes from Kuta and 25 minutes from the Mandalika SEZ, Tampah is positioned to benefit from the same infrastructure and tourism investment driving Kuta values — at a fraction of Kuta pricing. Road quality to Tampah has improved significantly and continues to improve as the south coast develops.

Tampah Hills — Secondary Option

Tampah Hills is a 120-hectare hillside community above Tampah Bay with Stage 3 ocean-view lots from 1,700–4,800 m² and architect-designed villa options. We have access to Tampah Hills alongside Tampah Reserve. Tampah Reserve is our primary recommendation where we have the deepest direct owner relationships — we present Tampah Hills as a secondary option for buyers who want a larger plot or a different position above the bay.

The Risks — Honest Assessment

It is early-stage

Tampah is genuinely less developed than Kuta and Selong Belanak. Fewer services, fewer restaurants, a less established rental market. The upside — the reason the per-are pricing is where it is — is based on the expectation of continued development, not existing demand matching Kuta levels. Buyers need to be comfortable with a medium-to-long time horizon.

Rental income projection is harder

It is harder to model realistic rental income for Tampah than for Kuta because there is less comparable data. We encourage buyers to model Tampah as a land hold with villa development potential — not as an income-from-day-one rental investment.

Infrastructure is improving but not complete

Power and water are available but require confirmation plot by plot. As with all early-stage South Lombok land, infrastructure should be verified on a per-plot basis before commitment.

Who Tampah Reserve Is Right For

  • Buyers with a 5–10 year investment horizon
  • Buyers attracted to eco-luxury and sustainable development
  • Buyers who want the strongest per-are value among verified, BPN-clean south coast land
  • Buyers who prioritise the natural setting over immediate infrastructure
  • Buyers comfortable with an early-stage market that requires patience but offers the most significant upside

How to Buy Land in Lombok as a Foreigner — Step by Step 2026 | Lombok Compass
South Lombok · Buying Guide

How to Buy Land in Lombok as a Foreigner — Step by Step

An 8-step guide to buying land in Lombok as a foreigner — from ownership structure to BPN registration, with the due diligence checks that protect your money.

Before You Start: 3 Things to Understand

  • You cannot own freehold land in Indonesia as a foreigner. Leasehold, Hak Pakai and PT PMA are the legal routes — all genuinely viable, all requiring correct setup.
  • The BPN certificate is everything. A plot without a verifiable BPN certificate registered against the national land registry is not worth buying regardless of how good it looks.
  • You need a notary who works for you. Not the seller's notary. Not the developer's notary. An independent notary who reviews the title and the transfer on your behalf.

Step 1: Define Your Goals and Structure

Before you look at land, decide what you want to do with it. The answer determines the correct ownership structure.

  • Want to build and use a home? Leasehold is often the simplest and lowest-cost route.
  • Want to earn rental income legally? PT PMA is the standard approach for commercial short-term rental.
  • Planning significant time in Indonesia with a KITAS/KITAP permit? Hak Pakai may be available.

Step 2: Set a Realistic Budget — Including Costs

Buying costs to budget for

BPHTB (acquisition duty): 5% · PPh (seller income tax): 2.5% · Notary fees: 0.5–1% of value · PT PMA setup (if applicable): USD $3,000–6,000 · Legal review and due diligence: variable. Factor all of these in before committing to a maximum land price.

Step 3: Source Verified Plots

Work with an agent or buyer's representative who pre-vets plots before presenting them. In South Lombok, the market is not transparent — many plots presented to buyers have not been independently title-checked. Lombok Compass verifies every BPN certificate, confirms seller identity, and checks zoning before any plot reaches you.

Our approach

We do not present a plot to you until it has passed our title check, seller identity confirmation, and zoning review. If a plot doesn't pass, it doesn't reach you — regardless of how attractive the price or setting appears.

Step 4: The 8 Due Diligence Checks

Every plot you seriously consider should pass all 8 checks before you commit:

  • BPN certificate verified against the national land registry — not just reviewed as a document
  • Certificate type confirmed (SHM / HGB / Girik) and correct for intended transfer structure
  • Seller identity confirmed — the seller matches the certificate holder
  • Zoning confirmed for intended use — tourism, residential, agricultural
  • Road access confirmed — legally confirmed access to the public road network
  • Utilities checked — power, water availability and connection costs
  • No existing mortgages, liens, disputes or competing claims
  • Permitted use confirmed — can you build what you intend, in the specification you intend

Step 5: Engage an Independent Notary

Engage a notary who is working exclusively for you — not one recommended by the seller, the developer, or the agent facilitating the sale. The notary reviews the title, prepares the PPJB and the AJB, and authenticates the transfer. Lombok Compass introduces buyers to vetted, independent notaries and PT PMA specialists.

Step 6: PPJB — Preliminary Agreement

The PPJB (Perjanjian Pengikatan Jual Beli) is the preliminary sale and purchase agreement that locks in the price, terms and timeline before the final transfer. A deposit — typically 10–30% — is paid at this stage. The PPJB gives you the right to complete the purchase and the seller the obligation to transfer.

Step 7: Complete the Transfer — AJB

The AJB (Akta Jual Beli) is the final deed of sale and purchase, signed before the notary. The balance of the purchase price is paid at this point. For a PT PMA purchase, the company's notary documents are also finalised at this stage.

Step 8: Registration at BPN

After the AJB, the notary registers the transfer at the local BPN office. This is when the certificate is updated to reflect the new titleholder. For leasehold, the lease agreement is registered. For HGB via PT PMA, the company's rights are registered against the certificate.

Indicative timeline

Define structure and source plots: 1–4 weeks · Due diligence and notary: 2–4 weeks · PPJB and deposit: 1 week · PT PMA setup if applicable: 4–8 weeks · AJB and completion: 1–2 weeks · BPN registration: 4–8 weeks · Total: typically 3–6 months including PT PMA.

The Most Common Mistakes to Avoid

  • Skipping BPN registry verification — the most frequent source of fraud
  • Using the seller's notary — creates a conflict of interest
  • Paying deposits before due diligence is complete — money paid before title is verified is money at risk
  • Choosing the wrong structure — leasehold when you intend to rent commercially
  • Buying in a hurry — most South Lombok real estate disasters result from buyers being rushed before due diligence is finished

What Does Land Cost in South Lombok? Per-Are Prices Explained (2026) | Lombok Compass
South Lombok · Land Prices

What Does Land Cost in South Lombok? Per-Are Prices Explained

A full breakdown of South Lombok land prices by area, what drives pricing, and the six checks every buyer needs before trusting any quoted figure.

What Is an 'Are'?

One are equals 100 square metres. All land in South Lombok — and across Indonesia — is quoted, compared and sold per are. If a plot is 10 are, that is 1,000 square metres. If the asking price is $35,000 per are, the total is $350,000.

Understanding per-are pricing is essential for comparing plots. A 20-are plot in Are Guling at $12,000 per are ($240,000 total) versus a 6-are plot in Kuta at $40,000 per are ($240,000 total) are completely different propositions — same total cost, different land value, size, location and use case.

What Drives Per-Are Pricing in South Lombok

  • Location and area — the primary driver; Kuta trades at a significant premium to Are Guling
  • Views — ocean-view plots trade at 20–40% premiums over equivalent non-view plots in the same area
  • Road access — plots with confirmed legal road access trade higher
  • Zoning — tourism-zoned plots trade at a premium to agricultural or residential
  • Title type — freehold (SHM) plots trade at a premium to HGB or leasehold
  • Plot size — smaller plots (under 5 are) often trade at a premium per are to larger ones
  • Infrastructure proximity — proximity to power, water and sealed roads affects pricing

Per-Are Price Guide by Area — South Lombok 2026

Disclaimer

All figures are indicative, agent-reported market rates — not government transaction data. Per-are values vary significantly within each area based on views, access, zoning and title type. Verify all pricing independently before relying on it.

What to Check Before You Buy at Any Price

  • BPN certificate verified against the national land registry — not just shown to you as a document
  • Zoning confirmed for your intended use (residential, tourism, commercial)
  • Seller identity confirmed as matching the certificate holder
  • Road access confirmed — does the plot have legally confirmed access to the public road?
  • No existing mortgages, disputes or conflicting claims on the title
  • Transfer structure matched to your goals (leasehold, HGB via PT PMA, etc.)

Why Price Alone Means Nothing

Per-are pricing is only meaningful if the title is clean. A plot quoted at $15,000 per are with a fraudulent certificate is worth nothing. A plot at $40,000 per are with a clean BPN certificate, confirmed zoning, and a properly structured transfer is worth every dollar of that.

Lombok Compass runs all title checks on every plot we represent — before the plot reaches you. The due diligence is not optional. It is the entire point of working with us.

Kuta vs Selong Belanak vs Tampah — Which Area Should You Buy In? | Lombok Compass
South Lombok · Area Guide

Kuta vs Selong Belanak vs Tampah —
Which Area Should You Buy In?

Three areas. Three different points on the risk-return-price spectrum. An honest comparison of South Lombok's most in-demand locations for foreign land buyers.

Kuta, Selong Belanak, and Tampah are the three areas that come up most often in conversations with buyers considering south coast land. They represent three different points on the risk-return-price spectrum. This post explains what each area is, who it suits, and how to think about the comparison honestly.

Kuta — The Established Choice

Kuta is the commercial hub of South Lombok — widest range of restaurants, cafes, surf schools, co-working spaces, and everyday services on the south coast. For buyers prioritising rental income or regular use, Kuta's infrastructure and name recognition give it the strongest rental market on the coast.

Who Kuta suits

  • Buyers prioritising rental income and resale liquidity
  • Buyers who want to use the property regularly with immediate access to services
  • Buyers with a shorter time horizon who prioritise resale optionality

Kuta trade-offs

  • Highest per-are prices on the south coast — $30,000–$45,000+ per are in prime positions
  • Most competitive area for tourist accommodation — more villas means more competition
  • Supply of genuinely good plots is tightening; the best spots have been identified
Indicative pricing

$30,000–$45,000+ per are for prime Kuta positions. Varies significantly by elevation, views and access. Verify independently.

Selong Belanak — The Postcard Beach

Selong Belanak is the most photographed beach on the south coast — a wide, sweeping bay with gentle surf and spectacular views. It has established itself as a premium destination and per-are pricing has moved substantially. Inventory of genuinely good plots is tightening faster than most buyers expect.

Who Selong Belanak suits

  • Buyers attracted to the specific setting of a postcard-quality bay beach
  • Buyers comfortable with a slightly less serviced environment than Kuta
  • Buyers with a 5–10 year horizon who believe the premium of the setting justifies the price

Selong Belanak trade-offs

  • Per-are pricing approaching Kuta levels in the best positions — $18,000–$35,000 per are
  • Fewer everyday services than Kuta — more of a destination than a base
  • The best plots have mostly been identified; genuine bargains are harder to find
Indicative pricing

$18,000–$35,000 per are for Selong Belanak. Varies by elevation, bay views and proximity. Verify independently.

Tampah — The Early-Stage Choice

Tampah Beach is one of the most beautiful and least developed stretches of South Lombok coastline — approximately 15 minutes from Kuta, retaining the unspoiled character that makes early-stage land interesting. This is where we have our deepest direct owner relationships, including Tampah Reserve — our primary Tampah project.

Tampah Reserve — our primary project

Tampah Reserve is an eco-luxury development at Tampah Beach — hillside sea-view lots and modern vernacular villas inside a regenerating wildlife sanctuary. Lombok Compass works directly with the founders, giving our buyers first pick of plots and direct pricing from approximately $6,300 per are. This is the most compelling land value on the south coast for buyers with a medium-to-long time horizon.

Who Tampah suits

  • Buyers with a 5–10+ year horizon who believe the south coast will continue developing
  • Buyers attracted to eco-luxury and sustainable development
  • Buyers who want the lowest entry price with the highest appreciation potential
  • Buyers who value direct owner access and below-public-list pricing

Tampah trade-offs

  • Less developed than Kuta — fewer services, less established rental market
  • Rental demand is based on projected rather than proven Tampah-specific data
  • This is not a 12-month flip — the upside requires patience
Indicative pricing

The Honest Verdict

There is no objectively "best" area — there is the right area for your specific goals, budget and time horizon. Buyers who want to use a property now and generate rental income should look hardest at Kuta. Buyers attracted to the setting of a premium beach environment should look at Selong Belanak. Buyers with a medium-to-long horizon who want the strongest per-are value and direct owner access should talk to us about Tampah Reserve.

Lombok Real Estate in 2026 — Is It Still Worth Buying? | Lombok Compass
South Lombok · Market Analysis

Lombok Real Estate in 2026 — Is It Still Worth Buying?

The Mandalika effect is real. So are the risks. An honest look at what has actually happened to the south coast market, and who this market is right for.

What Has Actually Happened to the Market

South Lombok has experienced material infrastructure investment over the past three years. The Mandalika SEZ — a 1,175-hectare Special Economic Zone centred on the MotoGP circuit — brought significant government attention and private investment to the south coast. Lombok International Airport recorded 1.2 million arrivals in 2024, up 51% year on year. The Hyatt Samara — the first Destination by Hyatt property in South East Asia — is under construction on the south coast.

Land values in established areas have moved. In Kuta, prime land that was trading at USD $15,000–20,000 per are in 2022 now quotes at USD $35,000–45,000 per are. Selong Belanak has followed a similar trajectory. Are Guling and Gerupuk — the next tier of south coast areas — have moved less but are attracting serious buyer attention as Kuta prices have risen.

Caveat

These are agent-quoted market rates, not government transaction data. Per-are pricing is highly location-specific. Always independently verify pricing with multiple sources before relying on it.

The Genuine Risks

Title and Fraud

Indonesia has a history of double-sold plots, fraudulent BPN certificates, and undisclosed disputes. The risk is real. The protection is thorough due diligence — BPN registry verification, notary review, zoning check — executed before any money changes hands.

Infrastructure Is Uneven

The south coast is not uniformly developed. Road quality varies between areas. Water access is limited in some locations. Power reliability in more remote areas can be inconsistent. What you are often buying is the expectation of infrastructure improvement, not existing infrastructure certainty.

Zoning Changes

Zoning classifications can and do change. A plot zoned for tourism accommodation today may face restrictions in the future. Confirm current zoning through the local government — and as far as possible, check for pending changes.

Rental Market Is Agent-Reported

Rental yield claims for South Lombok villas are almost entirely agent-reported. There is no audited, publicly available yield data. Gross yields in the mid-teens to low-twenties are frequently quoted. We encourage buyers to model conservative occupancy — 60–70% in peak season, 30–40% in shoulder — before using yield as a buying justification.

The Genuine Upsides

Early-Stage Pricing in Parts

The south coast is not uniformly priced. Tampah, Are Guling, and Gerupuk are significantly below Kuta and Selong Belanak on a per-are basis. Buyers who identify the right plots in these areas before infrastructure catches up are in a genuinely different position to buyers who arrived in Kuta in 2022.

Structural Tourism Growth

The Mandalika MotoGP events are real, recurring, and contracted. The Hyatt opening is real. The airport growth is documented. These are not speculative — they are completed or contracted infrastructure investments that will generate demand for years.

Supply Constraint in Prime Areas

The supply of genuinely good plots in Kuta and Selong Belanak is finite and tightening. The geography of the south coast constrains how many ocean-view hillside plots exist. As demand grows, supply cannot simply expand to match it.

Who Should and Who Shouldn't Buy

South Lombok real estate is right for buyers who:

  • Have a 5–10 year horizon and understand they're in an early-stage market
  • Want to build and use a property, with rental income as upside rather than the primary purpose
  • Are comfortable with the Indonesian legal process and the due diligence it requires
  • Have the liquidity to complete a purchase without relying on resale within 2–3 years

It may not be right for buyers who:

  • Expect Bali-level liquidity on resale — South Lombok's resale market is improving but not yet comparable
  • Need rental income to service debt on the purchase — the rental market is too unpredictable for that risk model
  • Expect European-quality infrastructure immediately — it is arriving, but not uniformly

Our Honest Take

South Lombok real estate in 2026 is a real market with real momentum and real risks. The buyers who do best are the ones who approach it with the right structure, the right due diligence, and a realistic time horizon. The buyers who get burned are the ones who move fast without checking the basics.

We think the south coast is compelling. We also think it requires careful, evidence-based buying — not FOMO. If you want a genuinely honest assessment of a specific plot or area, book a free call.

Can Foreigners Buy Property in Lombok? The Complete 2026 Guide | Lombok Compass
South Lombok · Foreign Ownership Guide

Can Foreigners Buy Property in Lombok?

Yes — but not freehold. This guide explains leasehold, Hak Pakai and PT PMA in plain English, with the due diligence steps every foreign buyer needs to know.

Why Lombok and Why Now

South Lombok has been one of South East Asia's most closely watched real estate markets since the Mandalika Special Economic Zone brought the MotoGP World Championship to the island and Lombok International Airport recorded 1.2 million arrivals in 2024 — up 51% year on year. The first Destination by Hyatt property in South East Asia is under construction on the south coast. Infrastructure is arriving faster than most foreign buyers realise.

But the legal structure for foreign buyers is genuinely different here than in most Western markets. Getting the structure wrong is expensive. Getting it right — with the correct ownership route and a genuinely independent notary — is straightforward when you know what you're doing.

Option 1: Leasehold (Hak Sewa)

Leasehold is the most common route for foreign buyers in South Lombok. A lease agreement — typically 25+25 years, extendable — gives you the right to occupy, use, and build on a plot. You hold the lease; the freehold title stays with the Indonesian landowner.

Key point

The quality of a leasehold agreement varies enormously. A poorly drafted lease can leave you unable to transfer, sub-lease, or extend. Every Lombok Compass lease is reviewed by an independent notary before you sign.

  • Typical term: 25 years initial + 25-year extension right (sometimes 30+30)
  • You can build on the land, rent the property, sell the lease to another buyer
  • You cannot claim freehold title or inherit the title directly
  • Best for: buyers who want flexibility without company setup costs

Option 2: Hak Pakai (Right of Use)

Hak Pakai is a right-of-use title available to foreigners who hold Indonesian residency (KITAS or KITAP). It gives stronger protection than a standard lease agreement and is registered with the BPN (the national land registry). Term is typically 30 years, renewable for a further 20 years.

Important

Hak Pakai requires a valid Indonesian residency permit. If that lapses, the title becomes void. Most foreign buyers without long-term Indonesia residency use leasehold or PT PMA instead.

Option 3: PT PMA (Foreign-Owned Company)

A PT PMA (Penanaman Modal Asing) is an Indonesian company with foreign shareholders. A PT PMA can hold HGB (Hak Guna Bangunan — building rights) title, registered fully with the BPN. This gives significantly stronger protections than leasehold and is the standard commercial ownership route.

This is the preferred route for buyers who want to earn rental income. Operating a rental villa in Indonesia as an individual foreigner is legally ambiguous — but operating through a properly structured PT PMA is the standard commercial approach used by developers and investors across Bali and Lombok.

  • Stronger legal protection than leasehold — fully BPN-registered HGB title
  • Allows legal short-term rental operation
  • Can be sold — you sell the company shares, not the land directly
  • Setup cost: typically USD $3,000–6,000 depending on scope
  • Annual compliance: accounting and tax filing — budget USD $1,000–2,000/year

The BPN Certificate — Why It Matters More Than Anything

Whatever structure you use, the BPN (Badan Pertanahan Nasional) certificate is the critical document. This is the official Indonesian land registry record. A genuine BPN certificate verified against the registry — not just presented to you as a PDF — is the first and most important check on any South Lombok property.

Lombok Compass rule

We verify every BPN certificate against the national land registry before any plot reaches you. If a certificate cannot be verified, the plot does not get listed.

Common fraud patterns include: fake certificates, double-sold plots (sold to multiple buyers simultaneously), and undisclosed existing mortgages or disputes. All three are caught by a proper BPN registry check — which is why we never skip it.

Zoning — The Check Most Buyers Skip

South Lombok has different zoning classifications — residential, agricultural, tourism, commercial. Not all plots are automatically buildable. And not all plots zoned for building can have tourist accommodation on them. Confirming zoning and permitted use before you commit prevents the most expensive mistake in South Lombok real estate.

The Role of an Independent Notary

In Indonesia, notaries (Notaris) are licensed professionals who authenticate legal documents. For property transactions, they prepare transfer documents, verify title, and confirm the seller's identity and authority to sell. The critical word is independent — use a notary working for you, not one who is also acting for the seller or developer. Lombok Compass introduces buyers to genuinely independent notaries on every transaction.

What Does It Cost to Buy Property in Lombok as a Foreigner?

Indicative buying costs

BPHTB (acquisition duty): 5% of transaction value · PPh (seller income tax): 2.5% · Notary fees: 0.5–1% · PT PMA setup (if applicable): USD $3,000–6,000 · These are indicative and subject to change. Verify independently.

FAQ

Can a foreigner own land outright in Lombok?
Not as freehold. Foreigners can hold property through leasehold, Hak Pakai (with Indonesian residency), or a PT PMA company. Each route has genuine legal standing when structured correctly with an independent notary.
Is it safe to buy property in Lombok as a foreigner?
It is safe when the correct due diligence is followed — BPN verification, independent notary review, zoning confirmation, and the correct ownership structure. The risk is in skipping those steps, not in the market itself.
Can I rent out a villa in Lombok as a foreigner?
Yes — through a properly structured PT PMA company. Operating short-term rentals as an individual foreigner is legally ambiguous. A PT PMA with the correct business classification is the standard approach used across Lombok and Bali.
How long does it take to buy property in Lombok?
From decision to transfer: typically 4–8 weeks for a straightforward leasehold. PT PMA setup adds 4–8 weeks if you don't already have a company.
